Access Statement for Hill View House
Introduction.
Hill
View House is a luxury, modern, five bedroom detached house, fully equipped for up to 10 guests, set in an area of Outstanding
Natural Beauty in the West Wight. It has vehicular and pedestrian access to the front of the property and pedestrian access
to rear – sloped and tiered.

Pre-Arrival.
We
have a website www.selfcateringcottage-isleofwight.co.uk and are awaiting a grading from Visit Britain and are listed with the Isle
of Wight Tourist Board. Bookings can be made via telephone and in writing.
The
nearest bus stop is a 5/7 minutes walk away, and takes one into Newport or Yarmouth and, further afield, to the rest of the
Island. We also have an Island Tourist Bus Stop a minutes walk from the House, which visits
various tourist attractions. A local shop and a Post Office are 5/7 minutes walk from the house and the beautiful beaches
and downs, affording lovely walks with breath taking views, are a short walk away.
The
nearest swimming beaches are a 10 minute drive away at Colwell
Bay. A public restaurant is open to the public in one of the poet Tennyson’s
former homes, and this is less than a 5 minute walk. Dimbola Lodge Photographic Museum and café are situated a 7 minute walk
away towards the nearby Freshwater Bay.
We are
a 10/12 minute drive from the Yarmouth to Lymington car/foot
passenger ferry.
Arrival and Car Parking Facilities.
There
is car parking on our driveway for up to 4 cars; the entrance is accessed via large double gates. The whole of the drive is
block pavers. Flat access is provided for the front door entry to the house and suitcases may be brought in either via the
front door (flat access) or through the single gate to the utility door – one step into the property from this access
way.
Access
to rear garden from the house is either through the utility door to the outside – flat access, apart from one step down
from doorway or, via a slope through double gates. Alternatively, the gardens may be accessed via double conservatory
doors and down four steps into the garden.
Main Entrance & Reception.
All
the measurements are approximate and are in centimetres. All furniture, fixtures and fittings may be changed without notice,
so please contact us if you are concerned.
Entrance
Door 38cm wide gap gives way to the Hall and stairs on the first floor. One single door 81cm wide gives way to the Study and
double doors to Kitchen/Breakfast and Drawing Room - opening 136cm wide. One single door to Cloakroom is 81cm wide. All the
ground floor is solid oak flooring with scatter rugs.
Public Areas – General (Interior).
Kitchen/Breakfast Room.
Fully
equipped fitted kitchen with ample wall/floor storage cupboards, integrated dishwasher and freestanding American style fridge/freezer.
Rangemaster by AGA, dual fuel cooker with two ovens, grill and seven burners. Height to gas hob 99cm, height of oven door
handle 75cm and 75cm respectively. Grill handle height 78cm. Worktop and sink height 94cm. Sink comprises one and half bowl
with mixer taps. Table and chairs to seat six. French doors are leading to conservatory - 114cm gap.
Utility room.
Door
82cm gap, equipped with floor standing washing machine and condenser dryer, both to worktop height of 94cm and front loading.
Door to outside 75cm gap with step down to level path to lower terrace and sloping garden with steps down to lower garden
and the summer house (level).
Family Room.
Equipped
with various height chairs and sofas. Grandfather long case clock, TV/Video/DVD player and electric fire.
Sitting Room.
Seating
for several persons on various height chairs. Patio doors 114cm gap to conservatory. Small step through conservatory doors
114cm wide giving access to the upper terrace with seating area - 4 steps from here to lower terrace and garden.
Conservatory.
Equipped
with table and chairs for up to 10 people and comfortable, informal seating area.
Study.
Writing
bureau and bookshelves of various heights – some at floor level with wide selection of reading material for adults and
children.
Cloakroom.
With
toilet 41cm (from floor to seat) and basin with mixer tap 85cm from the floor.
Stairs.
There
are 13 stairs (made of ash wood) to the first floor. There is oak flooring throughout - except the en suites and bathrooms
which have Karndean vinyl flooring tiles.
Master Bedroom.
With
Doorway 82cm wide Walk in wardrobe with light (153cm wide). Lower rail is approximately
107cm from floor, upper 216cm from floor. There is a King sized bed 53cm from floor to mattress, bedside tables, drawers,
chairs and dressing table of various heights.
En Suite.
Wardrobe
with light. Rails - upper are 216cm from floor, lower 111cm from floor. Step up and into bath. Bath is 55cm high; toilet floor to seat is 40cm high, basin floor to basin height - 83cm.
There is a shower over the bath.
Bedroom Two.
King
sized bed 53cm high from floor to mattress. Wardrobe, dressing table and chair and bedside tables.
En Suite.
Sower
cubicle 32cm wide through double sliding doors. Step in and up 101cm at the widest point. Shower measurement is 52cm at the
widest point. Shaver point floor to wall 192cm .
Toilet
height from floor to seat 40cm. Basin
height from floor to basin bowl 82cm.
Bedroom 3.
Double
bed 57cm high from floor to mattress. Double wardrobe rail height from floor to lower level 112cm. From floor to upper rail

Grounds and Gardens.

not that the grounds and gardens are sloping and tiered and have 6 steps to lower level – no handrails.
